Bob Knakal, Head of New York Private Capital Group at JLL, discusses the the Five T's that allowed for his type of track record in the real estate market with Jon Hageman, Managing Director at JLL. 

The First T is "track the market," which means to become an expert on the market, you have to track everything that's happening, who is buying, who is selling, who owns the buildings, what is happening with different aspects of the market, and what new developments are happening. 

The Second T is "understand trends," which means to look at trends, understand trends, and try to see trends before they happen. 

The Third T is "teamwork," which is probably the most important one, and that's working with great people who have helped him throughout his career. 

The Fourth T is "treat people right," which means building relationships, maintaining relationships, and doing the right thing. 

The Fifth T is "tenacity," which means being persistent, never giving up, and always working hard to achieve success.

In this conversation, Jon Hageman, Managing Director at JLL, interviews Bob Knakal, JLL Investment Sales, about the land development market in Manhattan. 

Bob explains that the peak of the land sale market in Manhattan was in 2015 and 2016, with the highest prices per buildable square foot ever recorded. Volume dropped in 2016, but value hit its peak, and as they progressed through 2016, volume continued to drop. 

In 2020, the pandemic caused a value correction, and the market hit bottom. However, at the end of the first quarter of 2021, residential reports showed upward pressure being exerted on residential rents for the first time in years. This stimulated private equity folks to call up and say they wanted to get back into the development market. 

The market started to pick up in the second quarter of 2021, and the first half of 2022 has been great for the land development market in Manhattan, with the square footage sold, the number of development transactions, and the dollar volume all tracks to be up from last year.

In this episode of KNN, Jon Hageman, the Managing Director at JLL, discussed with Bob Knakal, Head of New York Private Capital Group at JLL, the results of a survey they conducted on their clients' concerns for 2020. 

The survey had 847 respondents, and the top concern among commercial real estate market participants was politics and regulation. Respondents were worried about where things are headed from a political perspective, especially after seeing how rent regulation changed significantly against the interests of property owners. 

They were also concerned about the implementation of other regulations and positions that elected officials might take that could harm the real estate market. The political headwinds were driving investment capital out of New York City, and many investors were looking for a more hospitable place to invest. 

Bob Knakal believed that a thriving real estate and business community would be great for New York, as the real estate industry provides more than half of the tax revenue in the city.

In the first quarter of the year, different product types in the real estate market in New York City are performing very differently, according to Bob Knakal, JLL Investment Sales, about the land development market in Manhattan. 

The industrial sector is the strongest but only makes up a small component of the overall market due to zoning, so it does not significantly move the needle. 

The multifamily sector, which saw a significant decline in transactions in 2019 and 2020 due to the rent law changes and COVID, has picked up significantly in demand since the first quarter of 2021. 

The market has changed dramatically over the past three or four years with many clients who have only bought property in New York now buying all over the country. Despite political headwinds such as good cause eviction and the inability to combine units to get a new first rent, investors are still showing interest in the multifamily sector, which is keeping upward pressure on property values. 

The land market is also performing well with positive dynamics and great traction relative to values. The 421A tax incentive program is set to expire soon, and it remains to be seen how it will affect the land market.
